Boilers for healthcare facilities, hotels and large commercial buildings
For this industry TIPO Kotlogradnja designs and manufactures: warm water boilers; hot water boilers; industrial steam boilers; electric boilers; steam generators, rapid steam boilers.
Each boiler is designed and manufactured to the required capacity, process requirements, fuel type and operating conditions of the plant.

Steam and heat in hospitals, hotels and large commercial buildings
In a hospital, heat serves several distinct purposes: space heating, domestic hot water and process steam, notably for sterilization and kitchens. These loads differ in character: heating follows the season, hot water follows occupancy, and sterilization steam is a process load tied to the working schedule of the sterile processing department. A disruption in steam generation can affect patient safety and hospital operation, which is why security of supply is treated as a design requirement.
Hotels and large commercial buildings have a different profile. Hot water demand typically peaks in the morning and evening, while hotels with restaurants, leisure facilities or laundries show higher steady daytime demand. Heating and hot water are often better treated as separate duties, which makes equipment easier to size. Warm water boilers are the usual choice for heating and hot water; steam boilers or steam generators are considered where a process such as sterilization needs steam.
Hygiene, steam quality and safety requirements
Steam for sterilization is tied to the standard for large steam sterilizers, EN 285, which includes a steam quality test and, in an informative annex, gives suggested limits for contaminants in feed water. In practice, dryness of the steam, non-condensable gases, superheat and particulates are what matter, since poor values can leave packs wet or make a cycle ineffective. Where plant steam is available on site, a clean steam generator is often proposed for the sterilizers; the final choice should be agreed with the sterilizer manufacturer and the sterile processing department.
Hot water brings a different hygiene concern, Legionella. Stored warm water, sediment at the bottom of storage vessels, dead legs and stagnant branches all favour its growth, so the system must allow the water to be kept outside the temperature range where the bacteria multiply and permit periodic thermal disinfection, supported by a risk assessment. Boiler design cannot replace this, but it must not make it harder. As pressure equipment, boilers in the EU must also meet Directive 2014/68/EU; see standards and certificates.
Energy, reserve capacity and security of supply
Hospitals are expected to stay supplied when one heat source is out of service. US hospital guidelines (FGI and ASHRAE 170) call for enough heat sources to cover breakdown or maintenance, and the authority having jurisdiction may require N+1 redundancy; reserve fuel is considered part of the system's resilience. In the EU and Serbia the requirement comes from national regulations and the project brief, so it should be established at the start.
The choice of fuel (gas, fuel oil, biomass or electricity) depends on availability and on the reserve strategy; dual-fuel operation can help when gas supply is curtailed. Electric boilers produce steam or hot water without combustion on site and can suit places where fuel storage or emissions are restricted, provided the electrical connection is adequate. Solar thermal in hotels needs a reliable conventional back-up so that all demand can be met.
What to define when selecting a boiler
Start from the load profile: heating, domestic hot water and process loads such as sterilization and kitchens, with their timing and peaks. In existing facilities these loads should be compared with the installed plant to find out whether it is undersized, oversized or correctly sized, taking into account staff reports of short cycling. Then specify the type of steam or water and whether sterilization needs clean steam.
Agree the redundancy concept and reserve fuel, the condensate return arrangement, the chemical water treatment and the space available in the plant room, since poor treatment shortens the life of piping and steam components. The pages how to choose an industrial boiler and water treatment give a general framework. These items should be written into the design brief before quotations are requested, since sizing and the choice of boiler type depend on them.
- Load profile: heating, hot water, sterilization, kitchen
- Type of steam: plant steam or clean steam
- Redundancy (N+1) and reserve fuel
- Water treatment and condensate return
- Standards, delivery market and plant room space

Frequently asked questions
Which buildings is a warm water boiler right for?
Residential buildings, hotels, schools, hospitals, sports centres, greenhouses and light industry — wherever warm water up to 110 °C is needed for heating or process use.
Which fuels do TIPO Kotlogradnja warm water boilers use?
Natural gas, fuel oil, coal, wood biomass (chips, pellets, briquettes) and agricultural residues; the electric VAT-V-T version works without combustion.
Can a warm water boiler also provide domestic hot water?
Yes. A warm water boiler can serve as the heat source for indirect domestic hot water preparation, through a suitable heat exchanger or an indirectly heated accumulator tank, which we can supply as auxiliary equipment.
Can I replace an old heavy fuel oil boiler with a new warm water boiler?
Yes. Depending on the technical condition of the boiler, the existing boiler can be reconstructed and adapted for gas firing, which in some cases means replacing the burner and adapting the system. When reconstruction is not technically or economically justified, the heavy fuel oil boiler can be replaced with a new gas-fired warm water boiler, keeping part of the existing equipment and installations.
What equipment comes with a hot water boiler?
Circulation and recirculation pumps, expansion vessel, safety and control fittings, automation, an economiser where required, and water treatment. We can deliver the complete boiler house.
Can steam from an industrial boiler be used directly in a sterilizer?
That depends on the sterilizer manufacturer's requirements and on the steam quality at the point of use. EN 285 includes a steam quality test, and where plant steam is available a clean steam generator is often proposed to keep dryness and purity under control. The decision should be agreed with the sterilizer supplier and the sterile processing department before the boiler is specified.
Why do hospitals ask for more than one boiler?
So that the facility stays supplied when one heat source is out of service because of a fault or maintenance. US hospital guidelines (FGI, ASHRAE 170) call for sufficient heat sources for this case, and the authority may require N+1 redundancy. In Serbia and the EU, check the national requirements and the project brief; reserve fuel is part of the same concept.
Does the boiler itself affect the Legionella risk?
Indirectly. The risk is determined by the whole hot water system: storage, temperature, sediment, dead legs and stagnant branches. The boiler or heat source should allow the water to be kept outside the temperature range where Legionella multiplies and allow periodic thermal disinfection. A risk assessment of the whole system is still required.
